Budget

The bank may say that they are willing to give you a specific amount of money, but that does not mean that is the perfect amount of money for you to spend. A big part of finding the perfect home is going to be affordability. It is really hard to enjoy a home when you are spread too thin with your finances. So, the second step after pre-qualifying is to make a budget of all your income and expenses and figure out how much home you can afford. Remember that you need to have an emergency fund just in case you have to replace a boiler or air conditioning unit.

It is going to speed things up for you if you start talking with a real estate agent right off the bat. You can come up with a list of criteria that the home you buy has to have, and the real estate agent is going to be able to find homes for sale that fit your criteria. It is even more important for the real estate agent to tell you the history of the home. You do not want to buy a home if it was once a meth lab. The real estate agent will be able to tell you a lot about the home, and also the neighborhood. All these factors will affect how perfect your home is to you and your family.
