Communicating With Your Real Estate Agent

Tips To Prepare Your Home For A Successful Fall Sale

Whether you are selling your home in the spring, summer, fall, or winter, you will want it in its best condition. With its bright sunny days and chilly evenings, fall is still a good time to sell your home. You can prepare your home to showcase it in its best condition. Here are some recommendations to help you prepare your home for a successful fall sale.

Verify Your Home's Condition

When you are listing a home with a professional real estate agent, they are going to go through a slew of questions and details on your home so they can post its listing on the multiple listing service (MLS). For this reason, it is a good idea to make yourself up to date on all the information so you can accurately answer any questions they have. For example, if your home has a new roof within the past few years, you will want to include this information in the listing along with the type of roofing shingles installed. If there is a warranty on the roof that will transfer to a new buyer, make this information available to your realtor.

Also make sure you check your home's systems to make sure they are working properly, even when it has not been used over the summer, such as the heater or furnace. If your home has a chimney, be sure to have it cleaned and inspected prior to the listing so you don't have any surprises pop up later on when your home goes under contract and the buyer hires their own inspection. Make sure, for example, there are no issues in the chimney flue or in the exterior structure.

Take Care of the Exterior

The outside of your home is what will be visible to a buyer before the rest of the home, so it is important that it looks its best. Look at your landscaping to see the condition of the vegetation. If all your flowers have bloomed and died, add in some new flowers in autumn colors. Then, rake up any leaves and trim dead vegetation from your yard. Keep your lawn mowed as long as the weather permits.

Clean out your roof gutters, especially when there are a number of trees around your home. You don't want leaves and twigs to build up in the gutters and be visible to a potential buyer.
